Role Overview:

We are seeking a Senior Project Manager (MEP) to act as the Owner’s Representative, managing all MEP-related activities associated with general construction, interior improvements, and capital projects. The role requires adherence to project schedules, budgets, and ownership requirements while collaborating with EDC engineering and operations teams.

Key Responsibilities:

• Support the lead Construction Manager with MEP-related activities.
• Oversee design, construction, and operations of MEP systems, including Fire Suppression, HVAC, Plumbing, Electrical, Lighting, Low-Voltage Systems, BMS/Mechanical Controls, and Commissioning.
• Coordinate and facilitate general construction activities.
• Assist in preparing project budgets and capital improvement projections.
• Collaborate with third-party engineering firms on design, specifications, pricing, and contracts.
• Manage equipment testing, startup, final commissioning, and turnover.
• Work with Operations/Building Engineering to ensure a smooth transition from construction to operations.
• Oversee Owner-direct MEP subcontractors and vendors.
• Monitor contractors’ work to align with budget, schedule, and project goals.
• Interface with jurisdictional authorities, testing agencies, and permitting bodies.
• Prepare construction updates and cost reports for stakeholders.
• Review construction drawings for coordination among disciplines.
• Manage change orders, contractor payments, punch lists, and project documentation.
• Promote a safe working environment and ensure OSHA compliance.

Experience & Qualifications:

• 5+ years in an MEP-focused role in general contracting, construction administration, or related fields, with 2+ years in management.
• Bachelor’s degree in Construction Science, Engineering, or a related field.
• LEED NC Certification or Professional Engineering License (preferred but not required).

Skills & Competencies:

• Strong understanding of construction terminology and processes.
• Ability to manage multiple tasks/projects effectively and balance competing priorities.
• Excellent organizational, problem-solving, and communication skills.
• Ability to read and interpret construction drawings, manuals, and contracts.
• Proficiency in Microsoft Office and Microsoft Project.
• Experience with financial and data center environments is a plus.

Working Conditions:

• Primarily indoor work (85%) with occasional outdoor site visits (15%).
• Ability to climb stairs, access restrictive openings, and perform physical inspections.
• Available 24/7 in case of emergencies (rare occurrences).
